Fee-for-Service Real Estate Packages
The “Get Rid of Pesky Solicitors” Package
$399.00 Flat fee + 1% of Sales price; 3% Dual Agent ($2600 RE/MAX minimum):

1. I will provide you with a professional Comparative Market Analysis which will educate you about sales prices, features, and days on the market of other homes in your neighborhood which have both recently sold and are currently for sale. By reviewing comparables, you can more easily establish the list price of your home to current market rates.
2. I will list your home for sale in the Multiple Listing Service (MLS) and will include up to eight photos of your home on this site. (Eight is the maximum number allowed). The MLS is the standard system Realtors use when finding houses for their clients. It is only available to licensed Realtors. Please be advised that by listing your home on the MLS service you should offer a 2.5% - 2.7% commission to the selling Realtor. Commission and fees are deducted from the sales price at closing.
3. I will have a RE/MAX “For Sale” pillar and post sign installed in your yard.
4. I will create a professional color flyer of your home and will provide you with 50 copies.
5. I will market your home on my personal Internet website, www.pointclickandpack.com and the public’s version of the MLS, www.RMLS.com.
You will also get a basic listing on the number one most visited
real estate web site, www.Realtor.com and MSN's House and Home web site, www.houseandhome.msn.com.
6. I will facilitate all negotiations at both the offer and home inspection.
7. If desired, I will install a real estate lockbox at half price the normal cost of the lockbox - $45.00.
8. I will answer any questions that may arise during the sale process or refer you to industry professionals if needed.
9. I will provide you with relocation information if desired.
The Let the Marketing Begin Package
$529.00 Flat fee + 1.5% of Sales price – 3.5% Dual Agent ($2600 RE/MAX minimum):

3. I will create a professional color flyer of your home and will provide you with unlimited copies.
4. I will provide you with a lender fact sheet that will give potential buyers information about how much their monthly mortgage payment would be in varying down payment increments.
5. I will market your home on www.Zillow.com and on www.Trulia.com.
6. I will hold at least one open house for you and will advertise your home in The Oregonian on the Saturday or Sunday of the open house.
7. I will attend the appraisal and will provide the appraiser with a comparative market analysis of other recently sold homes in the area to justify your sales price.
8. Again, be advised that by listing your home on the MLS service you should offer a 2.7% commission to the selling Realtor.

FULL SERVICE REAL ESTATE - 5 ½% Total Co-op Commission; 4.5% Dual Agent!
1. All services in both Packages above are included, PLUS…
2. I will do bi-monthly Reverse Match searches for you on the MLS to look for prospects entered by other Realtors who are looking for homes for their clients that are similar to your home’s features. I will fax or e-mail your home’s information to those Realtors.
3. I will market your home to your neighbors by mailing out “Just Listed” postcards.
4. I will hold periodic Broker’s open houses for you. Broker’s opens are scheduled every Tuesday and are advertised to all local Realtors through the MLS.
5. I will hold at least two open houses for you and will advertise your home in The Oregonian on the Saturday or Sunday of the open house.
6. I will contact you at least once a week with updates on your home. These updates will consist of any comments or suggestions made by other Realtors and their Buyers.
7. I will offer you suggestions for “staging” your home to get a full price offer.
8. I will attend your closing so that I will be available to answer any last minute questions or concerns.
The MLS Listing Only Package
$550.00 Flat fee + $300.00 Processing Fee if House Closes

1. MLS listing including 8 pictures of your home. Please be advised
that by listing your home on the MLS service you should offer a 2.5% -
2.7% commission to the selling Realtor.
2. Exposure on the public's version of the MLS, www.RMLS.com.
3. Exposure on the #1 most visited web site by Buyers, www.Realtor.com.
4. Exposure on MSN's House & Home web site, www.houseandhome.msn.com.
5. RE/MAX yard sign and flyer box. (Add $40.00 for a custom color flyer).
If your home sells during the listing period, you pay the buyer's agent commission (typically 2.7%) plus the $300.00 processing fee to my brokerage.
If I have a buyer for your home, I would represent both parties as a dual agent and will take care of all paperwork involved in the transaction. The commission paid to me would be equal to what you’ve agreed to pay in the MLS to the selling Realtor plus your initial flat fee investment. However, you would NOT pay the additional $300.00 processing fee if I’m acting as a dual agent in your transaction.
