Thinking of refinancing?
If you’re thinking of refinancing, a market analysis won’t provide you with the information you’re seeking. When you refinance your loan, the lender hires a real estate appraiser to assess the market value and uses this appraisal as the barometer for your new loan package. Typically, appraisals for refinances come in at a much higher value than a market value for listing your house for sale. Lenders and appraisers take your financial situation into the equation, (i.e. how much equity you have in the home, if you’ve made your monthly payments on time, your credit rating, etc), when determining your refinance terms. These factors do not come into play in a standard real estate market analysis to determine sale pricing of your home as they would be irrelevent to potential buyers.
Explanation of a Marketing Analysis
There are many popular web sites that offer Free market analyses to give potential sellers an idea of what their home would sell for if it were listed today. However, most consumers don’t know how this information is derived or what becomes of their personal and home’s data that is required in order to get this analysis.
Currently, there is no way to automatically download a home’s market analysis. All information is manually entered by me, a licensed real estate professional, into the Realtor’s MLS (Multiple Listing Service). I can then pull up comparable homes that have recently sold in a 1-2 mile vicinity of your home to give you a ball-park idea of the market prices of similar homes in your area. Perhaps a price range is all that you’re looking for at this time. If so, please click on the “Ball-park pricing is OK for now” button on the analysis form and I’ll respectfully not contact you further.
However, if you would like a more detailed and accurate market analysis, I would need to make an appointment with you to tour your home. It is only through assessing your home’s condition and comparing it to others currently listed for sale in your immediate area that I can provide you with the most comprehensive and precise pricing. If you plan on listing your home for sale within the next 5 - 6 months, precise pricing is what you should request. Please click on the “Call me today to schedule a tour” button on the analysis form. If you are thinking about selling your home but are more than 6 months to a year out before you list it, a market analysis today will not be accurate for your needs. This is because market and seasonal conditions change rapidly. Your home’s market value today could be dramatically different by the time you decide to sell.
